Ciel Apartments — Frequently Asked Questions

1) What are the move-in costs?
The application fee is $75, the administrative fee is $250, and the security deposit ranges from $300 to one month’s rent.
2) Are utilities included in the rent?
No, utilities are billed separately.
3) What lease terms are available?
Lease terms range from 7 to 14 months.
4) When is rent due and what are the late fees?
Rent is due on the 1st of each month. A grace period is provided through the 3rd; after that, on the 4th of the month, a late fee of 10% of the balance owed is applied.
5) Is renters’ insurance required?
Yes, residents must maintain a renters’ insurance policy with a minimum of $100,000 liability coverage.
6) What is the policy for early lease termination?
At lease signing, residents may choose between two options: Choice 1 — pay a two-month termination fee, or Choice 2 — continue paying rent until the apartment is re-rented.
7) How is rent paid?
Payments are made through ZEGO payment portal using ACH, debit card, or credit card. Payments may also be made via the Walk-In Payment System at participating retailers. Rent is not accepted at the leasing office.
8) What is the pet policy?
Pets are welcome, subject to breed restrictions. A non-refundable pet fee of $400 per pet and a monthly pet rent of $30 per pet apply.

10) Do you offer reserved parking?
Yes, reserved parking, attached garages, and detached garages are available for an additional monthly rent. Please contact the leasing office for current availability and pricing.
11) Are apartments furnished?
Ciel does not offer furnished apartments.
12) What is the guest policy?
Guests may stay up to 14 consecutive days without being added to the lease.
13) How are maintenance requests handled?
Non-emergency service requests are submitted through the RentCafe Resident Portal.
14) Is 24/7 emergency maintenance service available, and how is it handled?
Yes. Emergency maintenance should be reported by calling the leasing office at (904) 292-2435 so that an on-call technician can respond promptly. After-hours, residents may follow the automated prompts to be connected directly to emergency maintenance service.
15) How is pest control handled?
Quarterly pest control is provided for every apartment home.
16) What is the neighborhood like?
Located in Jacksonville’s Southside, Ciel places residents minutes from St. Johns Town Center, sandy beaches, downtown nightlife, and everyday conveniences like Publix, Sprouts Farmers Market, ALDI, and Costco. Nearby parks, trails, and entertainment venues balance relaxation and excitement.
17) How are packages received?
Ciel offers 24/7 package pickup through a Luxer One package locker system located beside the leasing office.
18) What is the lease renewal policy?
Residents will receive renewal options in their online portal approximately 60–90 days prior to lease expiration. Should you choose not to renew, a 60-day written notice is required.
19) Is subletting allowed?
No, subletting is not permitted.
20) Are washers and dryers included?
Yes, each apartment home includes a washer and dryer.
21) What appliances are included?
All apartment homes feature a refrigerator, oven/range, microwave, dishwasher, garbage disposal, and washer/dryer.
22) Is additional storage available?
Yes, storage closets are available for an additional monthly rent. Contact the leasing office for availability and pricing.
23) Who are the internet and cable providers?
Ciel is wired for service with both AT&T and Xfinity, giving residents the choice between providers.
24) What are the income requirements to qualify for an apartment home?
Household income must be at least three times the monthly rent.
25) What are the elementary, middle, and high schools zoned for Ciel Luxury Apartments?
Hogan-Spring Glen Elementary (~3.4 miles); Twin Lakes Academy Middle School (~3 miles); Englewood High School (~4 miles).
26) What grocery stores and shopping are located nearby?
Publix, Sprouts Farmers Market, ALDI, and Costco are nearby, along with numerous dining and retail options.
27) What hospitals are nearby?
UF Health and Ascension St. Vincent’s Southside are within 1.3–1.8 miles.
28) Does the community have controlled access?
Yes, the community is controlled access.
